Do you think you can handle a For Sale By Owner all by yourself? Maybe you can, but here are some things to keep in mind.

       1. DO YOU KNOW WHAT YOUR HOME IS WORTH?

           Experienced Realtors know how to estimate a property's value. Do you? Hint: It's not Zillow's estimate.

       2. BUYERS COMFORT.

           People feel more comfortable looking at a property when the owners aren't there. They spend more time                       looking at closets and imagining themselves living in the home when the owners aren't trailing around behind               them.

        3. SELLERS SAFETY.

            Do you feel safe being alone in the house with strangers walking through?

        4. UNDERSTANDING AN OFFER.

            The standard Florida Realtor purchase contract is 14-16 pages long and there may be additional riders and                    addendums included.  Attorneys aren't required in Florida real estate transactions. Do you feel confident you                understand what you're signing without professional advice?   

        5. ARE YOU COMFORTABLE NEGOTIATING AN OFFER?

            Can you stay calm when people are sending you low-ball offers? Can you keep your cool long enough to make              a counter-offer?

         6. DO YOU UNDERSTAND A CONTRACT'S CONTINGENCIES?

            Do you know what to do when there are problems with a home inspection, low appraisal value or a delay in                  obtaining financing? Can you keep the deal from falling apart?

         7. ARE YOU AWARE OF FLORIDA'S DISCLOSURE LAW?

             If not, then you might inadvertently find yourself facing a lawsuit after the closing. 

 

If you feel comfortable with the above issues, then by all means, sell the property without professional help. Otherwise, hire a real estate attorney or Realtor.
